One part of the Primary market is moving much faster
Timing is not the same across every Dallas ZIP code. In 75214, the Real Estate Data Aggregator counted a median of 34 days on market for the three months ending August 31, 2026. Realtor.com put the U.S. median at 64 days for the week ending October 24, 2026. That gap is the story. If you own or want to buy in 75214, the pace is different from almost everywhere else in this market.
The Real Estate Data Aggregator also found that 32.6% of homes in 75214 went under contract within two weeks of listing. That is nearly 1 in 3 homes. It was up 7.8 points from the same period a year before. Buyers in that ZIP code need to be ready to move.
How the five ZIP codes compare on speed
75219 sat at the other end. The Real Estate Data Aggregator recorded a median of 69 days there, 8 days longer than a year before. Sellers in 75219 may need more patience. Not every home in this market is moving at the same speed, and that matters when you set your price or your offer.
Quick-contract share: who went under contract within two weeks
75204 and 75225 also showed strong quick-contract numbers. The Real Estate Data Aggregator put 75204 at 31.2%, up 16.1 points from a year before. That is the biggest year-over-year jump of any ZIP here. 75225 came in at 30.3%, up 9.4 points.
A closer look at 75214
The Real Estate Data Aggregator found that 18.7% of homes in 75214 sold above list price. That share rose 7.4 points from a year before. Fewer homes sold overall, down 5.6%, but the ones that sold moved quickly and close to asking. That is a sign of selective but serious buyers.
The wider picture: rates and national sales
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted that rates surged above 7% for the first time since January 2025. That backdrop means buyers across the country are feeling the cost of financing.
The National Association of Realtors reported existing-home sales of 3.99 million in September 2026. Prices nationally were up 1.3% from a year before. Inventory nationally rose to 1.60 million homes. Even with more supply at the national level, this Dallas market saw its own inventory dip 3.5%, according to the Real Estate Data Aggregator.
