More choice, but not more closings, across the Primary market
The one fact that changes what you should do: the Real Estate Data Aggregator counted 917 homes for sale across the Primary market in the three months ending August 31, 2026. More supply did not bring more buyers. Pending sales fell 2.3% and closings rose just 0.4%. That gap is the whole story.
Nationally, the picture is similar. Redfin reported that home sellers outnumbered buyers by 62.6% in September 2026. Redfin also counted an estimated 928,892 buyers that month, the lowest level since 2013. That is the demand side of the equation, and it is thin.
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is part of why buyers are careful. Higher rates make every price point harder to reach.
What this means for sellers
When supply grows faster than demand, pricing and condition matter more. Not every ZIP code tells the same story, though. The Real Estate Data Aggregator shows 75219 sitting at 7.5 months of supply. That is a slower market. ZIP 75214 sits at 3.9 months, which is tighter. One ZIP code can read very differently from the one next to it.
What this means for buyers
More homes to compare is real. The Real Estate Data Aggregator counted 917 homes for sale across the five ZIPs. That is more room to look. But some pockets still move fast. In 75214, the Real Estate Data Aggregator found that 32.6% of homes went under contract within two weeks of listing. In 75204, that share was 31.2%. Not every home is sitting.
Prices: a split picture
The Real Estate Data Aggregator shows prices moved in different directions across the market. ZIP 75225 saw its median sale price rise 30.1% to $2,202,000. ZIP 75204 rose 11.5% to $535,000. ZIP 75219 dipped 1.7% to $497,500. Small price dips in one ZIP and big gains in another can sit just a few miles apart.
Nationally, the National Association of Realtors reported existing-home prices up 1.3% in September 2026. That is a modest gain. The Primary market's ZIP-level numbers show a wider range than the national average suggests.
The rate backdrop
Freddie Mac also reported the 15-year fixed rate at 6.71% as of October 15, 2026. Realtor.com reported for-sale listings growing nearly 7% year over year nationally in the week ending October 10, 2026. More supply at the national level mirrors what the Real Estate Data Aggregator shows here.
- The Primary market has more homes to choose from, but buyers are not rushing in.
- The Real Estate Data Aggregator counted 917 homes for sale and just 547 sold in the three months ending August 31, 2026. Pending sales fell 2.3%.
- For sellers, that means price and preparation carry more weight.
- For buyers, more choice exists, but fast-moving pockets in 75214 and 75204 still reward quick decisions.
One last thing: the numbers above cover whole ZIP codes. One street can read very differently from its ZIP. A block with newer homes, a better school zone or a quieter road can move faster or slower than the ZIP average suggests. If you want to know where your address sits, reach out.
