Another part of the Primary market is giving buyers more room
The number that changes what sellers should do in 75219: 7.3 months of supply. That means there are more homes waiting than buyers are picking up. Price and patience matter more than ever there.

How 75219 compares with its neighbors
ZIP 75219 had 294 homes for sale and only 124 sold in that period, according to the Real Estate Data Aggregator. That gap is why supply is high.
The median sale price in 75219 dropped 11.5% from a year before, landing at $490,000, the Real Estate Data Aggregator counted. That is a real dip. It tells sellers that buyers in this ZIP have options and are using them.
Homes in 75219 sat for a median of 62 days before selling, the Real Estate Data Aggregator found. That is the longest of any ZIP in this market. Not every home is moving fast there.
Only 6.5% of homes in 75219 sold above list price, the Real Estate Data Aggregator counted. Compare that with 25% in 75214 next door. Buyers in 75219 are rarely in a bidding fight.
A brighter sign inside 75219
Pending sales in 75219 rose 22.4% from a year before, the Real Estate Data Aggregator counted. That is 131 homes under contract. More buyers are stepping in, even if the pace is still slow.
The share of homes going under contract within two weeks ticked up 0.5 points to 18.3%, the Real Estate Data Aggregator found. Small, but it points the right way.
The rest of the market tells a different story
ZIP 75214 is moving fast. Median days on market there fell to 27 days, 7 days shorter than a year before, the Real Estate Data Aggregator counted. One in four homes sold above list price.
ZIP 75206 saw prices edge up 1.1% to $784,300, and homes sold in a median of 33 days, the Real Estate Data Aggregator found. Supply there is 4.2 months, tighter than 75219 by a wide margin.
Rates add another layer
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is above 7% for the first time since January 2025, Realtor.com noted.
Higher rates slow buyers down everywhere. In a ZIP like 75219, where supply is already high, that matters more for sellers.
Nationally, existing-home sales reached 3.98 million in August 2026, down 2.0% month over month, the National Association of Realtors reported. The wider market is feeling the same pressure.
