Another part of the Primary market has more room to negotiate
One number tells the story for the three months ending July 31, 2026. The Real Estate Data Aggregator counted 7.3 months of supply in ZIP 75219. That is the most of any ZIP code in this market.
The National Association of Realtors put national supply at 4.9 months, already the highest in over ten years. ZIP 75219 sits above even that. Sellers there are not in a rush. Buyers are.
That extra supply shows up in the price. The Real Estate Data Aggregator recorded a median sale price of $490,000 in ZIP 75219. That is down 11.5% from the same three months in 2025. Not a small dip. A real one.
Homes in ZIP 75219 sat for a median of 62 days before selling, the Real Estate Data Aggregator found. Compare that with ZIP 75214, where the median was 27 days. That gap is what more supply feels like in practice.
How ZIP 75219 compares with the rest of the market

What this means if you are buying in ZIP 75219
More supply and longer days on market give buyers time to think. The Real Estate Data Aggregator showed homes selling at 96.9% of list price on average. That gap from list to sale is real room to work with.
Pending sales did rise. The Real Estate Data Aggregator counted 131 pending sales, up 22.4% from a year ago. Buyers are returning. That is worth knowing before you assume all the room stays forever.
What this means if you are selling in ZIP 75219
Only 6.5% of homes sold above list price, the Real Estate Data Aggregator found. That is the lowest share in this market. Pricing sharp from day one matters more here than anywhere else in these ZIPs.
The good news: homes sold did rise. The Real Estate Data Aggregator counted 124 homes sold in ZIP 75219, up 9.7% from a year ago. Buyers are there. They just need the right price to move.
Rates are adding pressure everywhere
Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is the first reading above 7% since January 2025, according to Realtor.com. Higher rates slow decisions in every ZIP code.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Nationally, prices are still moving up, just slowly.
The wider Primary market is steadier
Across all five ZIP codes, the Real Estate Data Aggregator counted 605 homes sold in the three months ending July 31, 2026. That is up 3.6% from a year ago. The market as a whole is not stalled.
- ZIP 75219 has the most supply, the longest days on market, and the sharpest price drop in this market for the three months ending July 31, 2026. Buyers have more time and more room there.
- Sellers need a sharp price and patience.
- The rest of the Primary market is moving faster, with ZIP 75214 leading on speed.
One last thing: these are ZIP code averages. One street can read very differently from the whole ZIP. A block with newer builds, a different school zone, or a busier road will not match the median. Your home is not the average.
